I am a private landlord, do I need an EICR?

Regulations have changed as of 1st April 2021 for private landlords.

The short answer is yes. Updated regulation states that:

"All private residential landlords are now obliged by law to ensure that every electrical installation in their rented premises is inspected and tested at intervals of no more than five years."

If you find yourself without one you will need to book a report by a qualified engineer and the report can be uploaded to the Bunk platform under your property by clicking 'edit property' and uploading it to the appropriate place. You can also send these over to the tenant for their records. 

Exceptions to the new regulations include: social housing, lodgers, those on a long lease of 7 years or more, student halls of residence, hostels and refuges, care homes, hospitals and and hospices. Please note in light of these exceptions HMO properties are also required just as singular properties to provide an EICR.
